Seven chosen for the first Developer Pitch

The UK’s only pitch for the built environment will launch on February 26th when seven individuals will pitch their ideas and projects to a panel and a live audience at the Building Society, central London.

The seven pitchers looking for investment, land or partners are: Vicky Richardson, Max De Rosee, Russell Curtis, Tina Valentine, Andrew Wallace, Kristopher Adelaide and Steven Sanham.

Here they tell us why they want to pitch.

Briefly explain what you want to pitch

A city needs ideas and meaning as well as good architecture and public spaces. Perpetual Tower by Iraqi/Kurdish  artist Walid Siti is an installation that bridges art and architecture. It will evoke Siti’s memories of war, the inherent optimism of construction and the universal human urge to build high.

Why do you want to take part?.

I’d like to team up with someone who has vision and can help with a site and funding.

Max de Rosee – architect

Briefly explain what you want to pitch

I set up De Rosee Sa Architects in 2007 and De Rosee Sa Property last year. We are actively looking for sites in London for 1-2 new build residential projects, with or without planning.

Why do you want to take part?

We are currently appraising a few sites, but would happily partner with a developer on an existing site. We have a project budget of £500k (which includes bank finance) but we are looking to raise our project budget to bid on sites between £1.1m – £2.5m by partnering with a developer or investment fund.

Russell Curtis – architect

Briefly explain what you want to pitch

We have launched a small sites data portal, which collates London-wide statistics to try and understand patterns for development across the city. There is very little accessible information available about the status of land across London for small-scale development. We propose a publicly accessible, open-source, crowdfunded database of public and private land that might be capable of small-scale development.

Why do you want to take part?

We’re looking for partners to raise the profile of the platform and to contribute to the collection of data to populate the site.

Christina Valentine – builder

Briefly explain what you want to pitch

I would like to set up a training school to teach women various building trades. I especially want to help disadvantaged women gain a better life and employment possibilities by learning a trade and becoming self employed/employed.

Why do you want to take part?

Ideally I would like to find someone who would like to help me get this off the ground or someone who has a property that could be used as the training environment.

Andrew Wallace – self-builder

Briefly explain what you want to pitch

We are self-builders looking for a single infill plot in Crouch End, North London.

We have found a plot for sale which has planning consent for a very large 4-bed single dwelling house. The plot has been on the market for a year and has been reduced to £700k.

Why do you want to take part?

We are seeking an investor partner so we can jointly buy the whole plot for £700k, and apply for planning consent for 2 x 3 bed homes. If successful, each partner will need to invest £350k for the plot, and around £500k for the build. The GDV of each house should be around £1m, giving an equity/profit share of £150k each.

Kristofer Adelaide – architect

Briefly explain what you want to pitch

The Offsite Timber Frame Village is a proposal for contemporary timber framed buildings that could either be built off- site ‘or’ in a factory onsite.

Why do you want to take part?

We would like to joint venture with a partner who has the financial capabilities in raising capital and working within construction. We have already started discussing this with others in order to build a team of experts to get this delivered smoothly.

Steve Sanham – developer 

Briefly explain what you want to pitch

I’d like to pitch myself to architects and other creatives because it would give me The opportunity to condense what I want my new company, Sanham & Co, to be as a development business in three minutes.  It would also be useful to reverse the usual process and pitch to architects.

 Why do you want to take part?

I want to find aligned people to work with on new purpose driven development projects.
